So you and your family are thinking of leaving Florida. You simply cannot afford to stay in Florida because there is no end in sight. You may have lived in Florida all your life and had never thought that you would move, but now you're being forced out via the pocketbook. Few markets have boomed like Florida. Prices there are up 33% in the past year, up 105% over the past five years, and have risen a tremendous 180% over the past decade. Fixed-income-retirees are rapidly seeing their funds bleeding away to cover costs, taxes and insurance. What about supplies, utilities, and cost of energy? And if you're thinking about the new beach-front high-rise condominiums, the starting price is at 2-million dollars! What! Pay 2-million to stay in the lousiest unit in the building!? Really!!! With the $$$$ adding up each year one comes to the conclusion that there is no end in sight and that one simply cannot afford to live in Florida any more. The robust growth in Florida's population, coupled with the inability of Florida builders to get houses up fast enough, has created a case where demand for single-family homes is vastly outstripping supply. Thus condos are being built and are in HIGH demand. Perhaps your home is STILL damaged from the hurricanes and construction crews are just too few to get to your home. Not just the hurricanes but all that RAIN causes damage too. I heard home inspectors say that every home in Florida has Mold! You've had it! WE WELCOME YOU TO THE UPSTATE! It used to be that the beach area was a place for summertime fun with vacationers coming in for the week or weekend. And, oh yes, I remember the Canadian Summers (actually wintertime) on the beach where all the license plates all read "from Canada". ...Not anymore... Now all the beach hotels are vanishing and super big condos are going up in their place for permanent housing for those who can afford it. So much has changed...

Hurricanes have typically caused spurts and upsets in house buying. Why? Because when a hurricane is brewing out in the ocean, you can't get homeowner's insurance; thus, buyers can't acquire a mortgage because of the required insurance; (catch 22). Everything Stops! So, what happens is that there is a backup of people who've agreed to buy homes, but can't until the hurricane passes. In hot years (where housing supply is already low) you have these spurts where the supply is even further depleted. That jacks up prices even more: less houses available and still a ton of buyers. We want you to consider the Upstate of South Carolina as your new home. So many Floridians before you have already re-settled here. There has been almost ZERO national disaster declarations in the Upstate Counties Click here to see for yourself While driving around here in the Greenville SC area the number of Florida plates are astounding. You'd think many were all vacationing, but after looking at a few developments, it can be found that the areas of Asheville, Hendersonville and here in Greenville... are being over run by the Floridians and "half-backers." (A Half-Backer is a person who moves down to Florida from the North East and then moves "half-the-way back" to relocate in the Upstate of North and South Carolina) We along with other Realtors in the area say that they have record sales in the last 12 months and 65% of the buyers are from Florida. Many are half-backers. Greenville has so much to offer with golf, the arts and entertainment; it's your new place to call home. In fact, many famous Floridians have already bought here such as Dan Marino. We offer the mountains (1-hour North) or the beach (3-hrs East), same summertime climate with but less storms. We are centrally located between Atlanta and Charlotte (2-hrs either direction). On the "cost of living" side, taxes and insurance are a fraction of Florida's while home prices grow at a normal rate. Actually, home property taxes run about $750 per $100,000 home, (depending on your location). Insurance is about half of that figure, (depending on the features of your home) Oh, we only have ONE toll road, I-185, aka, "The Southern Connector" and many motorists tend to not need it for the 10-mile stretch for the $2 fee.
